Scott Builders Inc. is currently seeking a dynamic and experienced individual to join our team as a Pre-Construction Manager. This role is pivotal in ensuring the success of our projects from inception to the start of construction working collaboratively with the pre-construction team including business development, estimating and design as well as the client and consultants.

JOB SUMMARY:
As the Pre-Construction Manager, you will be at the forefront of project development, taking ownership of the pre-construction process from project inception to the start of construction. In close collaboration with the pre-construction team, business development, estimating, and design, as well as clients and consultants, you will ensure the consistency and success of our pre-construction services. This individual will play a key role in winning projects, setting up their execution, and ensuring client satisfaction throughout the pre-construction process.
KEY RESPONSIBILITIES:
Collaborate closely with the business development team to execute sales plan and assist in the preparation and presentation of proposals to clients
Oversee pre-construction project planning and analysis; development/monitoring of conceptual, schematic, design development, pre-tender estimates during the pre-construction phase of a project;
Solicit and engage consultant team and manage through the DP & BP process
Foster relationships with clients, developers, architects, engineers, and subcontractors
Review and propose alternative options, taking in consideration cost, schedule, maintenance, and life cycle cost complications
Coordinate and direct the estimating, scheduling, and/or purchasing functions as they relate to the preconstruction phase of projects within the branch
Collaborate with Operations staff (ie. Project Leaders, Project Managers, Superintendents) on the project schedule, logistics planning, safety planning, constructability reviews (CRs), general conditions (GCs) and general requirements during the pre-construction phase of a project;
Coordinate permit applications and expedite services to the site
Guide clients through invoicing and contract procedures
Complete project startup checklist in project turnover meeting and work with Construction Project Manager to prepare the final version of contract documents
Ensure appropriate Quality Assurance/Quality Control processes are established for the project
Collaborate with pre-construction teams in other branches for consistent services and continuous improvement
Provide risk assessment and input to the business development team with respect to project pursuits and project estimates;
Participate in project close to review learning outcomes
JOB REQUIREMENTS:

Post-Secondary Degree/Diploma in Engineering Architecture, Construction Management or related field. Equivalent education, training and/or experience will be considered
Gold Seal Certificate is desirable
5+ years’ project management experience in commercial/industrial pre-construction with progressive responsibility on large, complex projects
Experience with Microsoft Office Suite of programs as well as estimating, project management and scheduling software
Working knowledge of contracts, plans, specifications, scopes, building science, scheduling, logistics and construction methodology
Extensive practice in the areas of project management, estimating, construction costs and budgets, scheduling/phasing, purchasing, engineering principles and techniques, various construction methods and installation procedures, and a general understanding of the operation of various building systems
Knowledge of accounting principles and cost control procedures
Defined sense of diplomacy, including solid negotiation, conflict resolution and people management skills
Ability to prioritize and manage conflicting demands
Skills in building relationships through a broad network of contacts, including trade partners and suppliers as well as the design consultant community
Flexibility in working periods of overtime and travel to sites on occasion
Demonstrated commitment and adherence to safety practices
Must be eligible to work in Canada without sponsorship
