Scott Builders delivered a 58,003 sq. ft. fabrication facility with integrated office space for PanTerra Properties as part of a multi-building site development. Built for tenant Kootenay Industries, the facility combines a high-capacity, crane-serviced shop with a two-storey office to support heavy industrial use.
The project was tied to a firm move-in date, making schedule the top priority from day one. With a team already familiar with the site and trades, construction moved forward without disruption. The facility was completed in approximately 11 months, on schedule, on budget, and ready for immediate operation.
PanTerra Properties was developing a large industrial area in southeast Calgary into a series of tenant-ready facilities, each designed to meet specific operational needs while supporting a long-term ownership strategy.
Scott Builders had already completed several projects for PanTerra Properties at this location. That experience brought a strong understanding of site conditions, established relationships with trades, and a consistent approach to delivery across multiple builds.
Kootenay Industries needed a fully operational facility at handover, with no option to phase work or delay commissioning. Missing the date would have pushed back the start of operations.

At the same time, the building itself had to be ready to meet the needs of heavy industrial use. Overhead cranes, welding infrastructure, and ventilation systems all had to be delivered without slowing things down.

Key decisions were made early, before work began on site. That allowed the team to move straight into construction without revisiting layout, structure, or major systems.
The building was set up to support fabrication from day one, including crane use and ventilation. The structure was designed to carry overhead cranes directly, avoiding the need for separate supports and keeping the layout open and efficient.
The team focused on staying ahead of the work. A rolling three- to four-week lookahead schedule was used to track what was coming up, with regular check-ins to confirm trades, materials, and timing.
As tasks got closer, coordination tightened to make sure each crew could step in without delays. Many of the same trades had worked together on earlier projects for the client, which helped keep things consistent.
Work on site was managed closely to avoid slowdowns. When something slipped, the team moved to other areas so crews could keep working.
That meant changing the order of work when needed, focusing on what could be done next, and keeping things moving even when conditions changed.
