Executive Summary

Scott Builders delivered a 58,003 sq. ft. fabrication facility with integrated office space for PanTerra Properties as part of a multi-building site development. Built for tenant Kootenay Industries, the facility combines a high-capacity, crane-serviced shop with a two-storey office to support heavy industrial use.

The project was tied to a firm move-in date, making schedule the top priority from day one. With a team already familiar with the site and trades, construction moved forward without disruption. The facility was completed in approximately 11 months, on schedule, on budget, and ready for immediate operation.

Delivering Consistency Across a Multi-Build Development

PanTerra Properties was developing a large industrial area in southeast Calgary into a series of tenant-ready facilities, each designed to meet specific operational needs while supporting a long-term ownership strategy.

Scott Builders had already completed several projects for PanTerra Properties at this location. That experience brought a strong understanding of site conditions, established relationships with trades, and a consistent approach to delivery across multiple builds.

Meeting the Demands of Industrial Construction in Calgary

Kootenay Industries needed a fully operational facility at handover, with no option to phase work or delay commissioning. Missing the date would have pushed back the start of operations.

That constraint put pressure on coordination. Trade sequencing, material delivery, and design decisions all had to line up to keep work moving.

At the same time, the building itself had to be ready to meet the needs of heavy industrial use. Overhead cranes, welding infrastructure, and ventilation systems all had to be delivered without slowing things down.

A Design-Build Approach to Fabrication Facility Construction

To keep the project on track, the team worked to remove uncertainty early, keep trades aligned, and adjust quickly when needed to maintain progress.

Early alignment through design-build

Key decisions were made early, before work began on site. That allowed the team to move straight into construction without revisiting layout, structure, or major systems.

The building was set up to support fabrication from day one, including crane use and ventilation. The structure was designed to carry overhead cranes directly, avoiding the need for separate supports and keeping the layout open and efficient.

Proactive scheduling and trade coordination

The team focused on staying ahead of the work. A rolling three- to four-week lookahead schedule was used to track what was coming up, with regular check-ins to confirm trades, materials, and timing.

As tasks got closer, coordination tightened to make sure each crew could step in without delays. Many of the same trades had worked together on earlier projects for the client, which helped keep things consistent.

Adjusting work to maintain progress

Work on site was managed closely to avoid slowdowns. When something slipped, the team moved to other areas so crews could keep working.

That meant changing the order of work when needed, focusing on what could be done next, and keeping things moving even when conditions changed.

One team managing full project scope

Scott Builders handled the project from design, engineering, and permitting through to final site work, including utilities, construction, and exterior finishes.

With one team responsible from start to finish, coordination was simpler and decisions could be made quickly without delays between stages of the work.

Results: A Fully Operational Facility at Handover

The facility for Kootenay Industries was delivered as planned and ready for immediate use:

  • Completed in approximately 11 months, aligned with the tenant’s move-in requirements
  • Delivered on budget with no major changes to scope
  • Fully operational at handover, allowing the tenant to begin work immediately
  • Supported continued growth, with an additional paint facility added the following year

A Repeatable Approach To Industrial Construction

PanTerra Properties has worked with Scott Builders for years to deliver multiple industrial facilities at this location, building a consistent approach across each project.

For this facility, that meant clear expectations, early alignment, and one team responsible throughout. The result was a smooth path from concept to operation, without disruption to the tenant’s plans.

It’s a repeatable way to deliver industrial projects: clear accountability, steady progress, and facilities that are ready when they need to be.
