This design-build project brought together complex aquatic and fieldhouse programming to create a modern, high-performance space that supports both everyday recreation and large-scale community events. The result? An 82,000+ square foot multiplex—complete with competition pools, a fieldhouse, fitness facilities, and community spaces—rivalling amenities found in cities ten times the size. This was a project with heart—a facility built not just for today, but for generations to come. For Scott Builders, it was an opportunity to prove what’s possible when transparency, creativity, and community alignment come together. ![ValleyviewRec_7017-20 (1)](https://scottbuilders.com/hs-fs/hubfs/ValleyviewRec_7017-20%20(1).jpg?width=1110&height=1110&name=ValleyviewRec_7017-20%20(1).jpg) ## Project Challenges  - **Budget Pressure:** The project launched over budget, threatening to stall momentum. - **Remote Location:** Valleyview’s rural setting required creative solutions for logistics, housing, and workforce planning. - **Structural Complexity:** A suspended concrete slab had to support large pools and a fieldhouse—combined with a 30-foot air handling system requiring unconventional sequencing. - **Specialized Scope:** As Scott’s first aquatic facility, the project demanded precise coordination with pool experts. - **Architectural Instability:** The original firm was acquired mid-project, resulting in five different architects over the build. - **Site Constraints:** The agricultural site required deep earthwork, customized drainage, and piling to ensure long-term stability. The project faced significant challenges, but Scott Builders focused on solving issues and finding creative solutions to move forward. ### How Scott Builders Delivered We approached these challenges with strategic thinking and collaborative solutions. Here's how we made it work: **Radical Transparency:  **We opened our books—transforming a lump-sum contract into a collaborative, cost-plus-style partnership. This approach unlocked value-engineering savings and strengthened trust with the client. **Creative Housing Solution: **We purchased a house across the street from the site, solving multiple issues: worker accommodations, 24/7 site security, and reduced travel delays. **Best-in-Class Pool Construction:** We sourced North Vancouver experts to support complex pool integration and systems coordination, ensuring details aligned with the facility’s goals and expectations. **Innovative Sequencing: **We pre-excavated pools and constructed the suspended slab before erecting the steel structure—unconventional moves that solved site and water management challenges. ### What Scott Builders Delivered Despite many change orders, Scott Builders delivered this project within its revised budget—on time and without compromise. The completed multiplex features: - A competition and leisure pool with a lazy river - Six-lane fieldhouse track and fitness center - Dance studios, meeting rooms, and a commercial kitchen More than a building, the facility became a regional hub—serving not only Valleyview’s 1,700 residents but also the surrounding communities. It was such a success that Scott Builders was re-engaged for the Town Hall project before the multiplex even opened.
